1. Reservation & Booking Contract

All online bookings made through our secure reservation system constitute a direct agreement between the guest and The Residences. Guests must be at least 18 years of age to make a reservation. By confirming a booking, guests accept all terms stated herein.

2. Check-in and Check-out Times

Check-in is available from 15:00 on the day of arrival via keyless digital pin code. Check-out is strictly until 10:30 on the morning of departure to permit thorough sanitisation and turnaround by our professional housekeeping team.

3. House Rules, Occupancy & Noise Policy

Our residences are situated in quiet residential granite neighbourhoods. We operate a strict no-party, no-excessive-noise policy. Quiet hours are observed between 22:00 and 08:00. The maximum occupancy stated on your reservation must not be exceeded at any time.

4. Strictly Non-Smoking Policy

All our apartments and common stairwells are strictly 100% non-smoking and non-vaping. A specialist deep cleaning penalty of £250 will be charged to any guest violating this policy.

5. Cancellation & Refunds

Cancellation policies depend on the rate tier selected during booking. Non-refundable promotional rates cannot be cancelled without forfeit. Flexible rates may be cancelled within the cancellation window stated on your booking voucher.
